Naples and Southwest Florida
First Question: Is This Still a Window Job?
In Collier and Lee, two things decide that before the glass does — whether the property carries a substantial damage history, and whether the house already has a shutter package nobody has looked at. We ask both before we quote.
Tell us the address and whether the property has been repaired since 2022. That second answer decides whether this is a window job or something larger.

What we install
What we install
Six opening types. On this coast every one of them gets sold with a claim attached, and most of those claims are about water.
Impact Windows
The core product. In Collier and Lee the common situation is not an old house with old windows — it is a reasonably new house that was built fully compliant using shutters, with glazing that was never rated at all.

Sliding Glass Doors
On this coast the sliders open onto the lanai and they are the widest thing in the building. On a property that took water in 2022 they are also where the evidence of it is easiest to read.

Impact Entry Doors
An approved entry door is a whole assembly — slab, frame, hinges, lock, threshold and any glazing — approved as one thing. On this coast the threshold detail matters more than most people expect.

Impact Garage Doors
In most houses the double garage door is the widest opening in the whole envelope. In Collier and Lee it is also the one nearest the ground, which drags it into a conversation that has nothing to do with wind at all.

French & Specialty Shapes
Arched heads, radius transoms, oversized fixed glass and French pairs are fabricated for one opening in one house. In a region still working through a rebuild, the queue in front of them is longer than the brochure suggests.

Glazing Into Existing Frames
Where existing frames are sound and an approval exists for glazing into them, changing only the glass is cheaper, faster and far less disruptive. On this coast it suits the condominium stock particularly well.

Southwest Florida specifics
What is different here
The first question in this market is not which window. It is whether this is still a window job.
The 50% Rule
If the cost of repairs or improvements reaches half the structure's value, floodplain rules can require the entire building to be brought into current compliance — which may include elevating it. That is a different project from replacing windows.

A Two-Year-Old Rebuild
Most Florida markets deal with old repair work of uncertain quality. Here the work is recent, and the problem is the opposite one: it has not had time to settle, and a share of the people who did it are no longer in the state.

Wind Product, Water Market
Impact glazing is tested against a flying object and a pressure cycle. It is a wind product. In the parts of this region worst hit in 2022, the destroying force was water, and no window on the market addresses that.

Newer Houses, Shutters
Much of this region's housing stock is recent and was fully code compliant when built — using shutters rather than rated glazing. Owners assume a newer house has protected openings. Often it has panels in the garage instead.

How We Work Here
We are based in Fort Lauderdale and Southwest Florida is the other side of the state. We work it in planned blocks, which has consequences worth knowing before you call rather than after.

The difference
Why people call us rather than a volume installer
Ask about the 50% rule before you ask about the windows
If your property was substantially damaged, or if the work you are planning adds up to half the structure's value, the local floodplain administrator can require the whole building to be brought into current compliance. That can include elevating it. A window quote given without anyone asking that question is a number that may not survive contact with the permit.
We will not sell you impact glass as flood protection
What destroyed the worst-hit parts of this coast in 2022 was water, not wind. Impact glazing is tested against a flying object and a pressure cycle. It is not a flood product, it does not hold back surge, and no window on the market does. Anyone implying otherwise in this market is trading on what people are afraid of.
Your house may be newer than your protection
A great deal of Collier and Lee housing was built in the 2000s and 2010s and was fully code compliant using shutters rather than rated glass. Owners reasonably assume a newer house has protected openings. Very often it has unrated glass and a shutter package in the garage that has not been out of its box in years.
We measure, we schedule, and our own crews install
Most of this trade sells the job and hands the installation to whoever is free that week. We do not. The stucco returns and the interior casing stay in our scope rather than becoming a separate trade you chase after the crew has gone.

FAQ
Common questions
- Will impact windows protect my house from flooding?
- No. Impact glazing is tested against a flying object and a pressure cycle — it is a wind product. It does not hold back surge or standing water and neither does any other window. We would rather say that plainly than sell into the fear.
- What is the 50% rule and does it affect me?
- If repair or improvement costs reach half the structure's value, floodplain rules can require the whole building to be brought into current compliance, potentially including elevation. Your local floodplain administrator decides. Ask them before you take quotes.
- My house is newer. Does it already have impact glass?
- Not necessarily. A great many Collier and Lee homes were built fully compliant using shutters rather than rated glazing. Count the panels in the garage against the openings, and check the original permit package.
- Are you local?
- No. We are Fort Lauderdale based and work Collier and Lee in scheduled blocks. We would rather say that than claim an office we do not have. It makes us worth booking early and no use in a hurry.
