Be clear

Which Risk Are You Actually Buying Protection Against?

These are two different problems with two different sets of answers, and in this region they get merged constantly. It is worth separating them before spending anything.

Tell us the address and whether the property has been repaired since 2022. That second answer decides whether this is a window job or something larger.

What impact glazing addresses

A tested standard, and a real one.

  • A specified missile striking the opening without it failing.
  • A specified cycle of positive and negative pressure.
  • Keeping the envelope closed so internal pressure does not spike.
  • Wind-driven rain, at the pressures the unit is rated for.

What it does not address

No window on the market does any of this, whatever the advertising suggests.

  • Storm surge or standing water entering the building.
  • Anything that elevation or flood openings exist to deal with.
  • What your flood policy does or does not cover.
  • Substantial damage or substantial improvement obligations.

Where to take the water questions

The floodplain administrator at your county or municipality handles zone, base flood elevation, flood openings and substantial improvement. Your carrier or agent handles what is covered.

Neither of those is a window contractor, and a window contractor answering them confidently is a reason to be careful rather than reassured.

Next step

Find out what is actually wrong with it.

An inspection, photographs of what we found, and a written scope. If the honest answer is that it can wait another season, that is the answer you will get.
